Matterport 3D tours: what they are and why buyers expect them

Somewhere between the first lockdown and today, the 3D tour went from novelty to expectation. Out-of-town buyers, relocation buyers, and investors now do their first showing online, and many will not pursue a listing they cannot walk through remotely.

A true 3D tour vs. a panorama viewer

Not everything sold as a 3D tour is one. Plenty of vendors stitch 360 panoramas into a click-through viewer and call it 3D. It looks fine for two clicks, then buyers notice they cannot actually move through the space.

Matterport is the reference platform in the category: a dimensionally accurate model of the home that buyers walk through freely, the closest thing to physically being there. It also generates the dollhouse view and floor plan from the same scan. Ask your current vendor which platform they use. The answer tells you a lot.

What a Matterport scan adds to a listing

  • A self-guided walkthrough available around the clock
  • The dollhouse view: the whole home at a glance, floor by floor
  • A virtual floor plan generated from the actual scan geometry
  • Fewer wasted showings, because buyers arrive pre-qualified on layout
